Title: Preconstruction Manager (Orlando, FL)

The Preconstruction Manager will work closely with estimating, architects, engineers, owners, and subcontractors to manage the estimating and pre-construction functions of the company.

Preconstruction Manager Roles & Responsibilities:

  • Integrate with a small team focused to grow the commercial market segment in Florida
  • Lead project-based estimating efforts
  • Develop conceptual cost models
  • Coordinate the detail cost estimates at SD, DD, and CD phases
  • Develop GMP estimates
  • Develop procurement and construction schedules
  • Write cost and contract qualifications
  • Manage the bidding and buyout processes on multiple projects in different geographical locations simultaneously
  • Develop, document, and update workflow processes; Create standardization and best practices
  • Streamline project takeoffs/quantifications
  • Develop and maintain historical cost metrics Develop reporting and communication tools
  • Use the power of benchmarking to communicate costs early and accurately
  • Support overall marketing efforts for the commercial market
  • Support business strategy initiatives for the commercial market
  • Support client capture strategies for the commercial market

Preconstruction Manager Qualifications

  • A construction-related Bachelor’s degree is a plus but not required
  • 10+ years of preconstruction or estimating experience in commercial construction
  • Proficient computer skills in Microsoft Office Suite, estimating software (Sage or similar), takeoff software (Onscreen Takeoff or similar), BIM tools (Revit, Assemble, etc.) a plus, project management software (Procore or similar), and scheduling software (Project or similar)
  • Excellent listening skills and strong communication skills
  • Ability to independently manage workload and commitments
  • Balance commitments while maintaining flexibility to jump in and out of projects on short notice
  • Effectively summarize detail and complex information into simple bullet points that allow stakeholders to make informed business decisions
  • Ability to navigate various estimating, scheduling, and database platforms
  • Ability to manage and report information on a client-by-client basis
  • Must have experience preparing detailed conceptual cost estimates and conceptual cost studies from schematic or feasibility level documentation
  • Ability to assemble a complete presentation worthy estimate package that clearly communicates project cost
  • Must have knowledge and understanding of unit costs and the factors that affect construction cost
  • Must be familiar with reviewing construction contracts and can identify key insurance and damages clauses
