Construction Project Manager-Shell
The Shell Project Manager is responsible to plan, control, execute and measure all work associated with divisions 3 (concrete) and 4 (masonry) for multiple projects. This includes, but is not limited to, project cost control, forecasting, contract administration issues, subcontractor agreement administration, quality control, manpower allocation and safety.
Even though the Shell Project Manager answers to the Director of Construction, he/she works as a pseudo-subcontractor on multiple jobsites to ensure that the shell work is complete. He/she needs to have complete control over the project’s cost, schedule, contracts, risks and human resources as far as the shell is concerned.
Construction Project Manager-Shell Duties & Responsibilities
Assists his/her leader in managing the relationship among several project areas, such as engineering, procurement, construction and installation, risk analysis and administration.
Monitors project performance and follows up on the implementation of necessary corrective measures.
Responsible for reviewing changes and modifications on project drawings and communicating them to the team.
Manages the project’s shell schedule, it’s baseline and subsequent updates.
Assists during subcontract agreement negotiations and, at any time, might have to lead such negotiations.
Negotiates change orders with the Owner and Subcontractors.
Ensures the project team understands the signed subcontract agreements and manages the documents.
Controls the project’s shell budget.
Responsible for timely and accurately submitting pay applications to the project’s PM.
Responsible for monthly submission of cost to complete financial report.
Responsible for monthly subcontractor performance evaluations.
Responsible to oversee submittals, daily reports, RFI’s, meeting minutes and safety reports associated with shell scope of work.
Ensures that project procedures are consistent with corporate philosophy.
Performs additional assignments per supervisor’s direction.
Construction Project Manager-Shell Qualifications & Experience
Minimum experience of five years in the construction industry, of which at least three years as a Project Manager.
Bachelor’s degree in Civil Engineering or a related field.
Advanced degree and/or training in management desired.
An equivalent combination of education and experience that provides the required knowledge, skills, and abilities may be acceptable.
Ability to coordinate the interaction of all project functions, such as engineering, procurement, construction and installation, and risk analysis and administration in all kinds of contracts.
Advanced knowledge of financial engineering options, including resources and/or financing available.
Strong analytical, interpersonal and problem-solving skills.
Ability to supervise personnel.
Excellent communication skills, with ability to express ideas clearly and objectively, orally and in writing.
Fluency in Spanish preferred.
Ability to develop Project Management plan and perform according to agreed plans with minimal supervision.
Proficiency in MS Office, ProCore, AutoCAD and Microsoft Project 2016.
Knowledge in Revit and Bluebeam preferred.
