Construction Project Executive Description

Developer Builder Luxury Multi-Family mid-rise and Garden Style Properties with full Amenities seeking Division leader for the Tampa/Orlando region. Must have Tampa/Orlando region multi-family building experience including wood frame. Responsible for overseeing Project Teams for the construction division and delivering projects on time within agreed construction budget.

Construction Project Executive Primary Responsibilities

         

Supervise project start up. Oversee development of initial plan and schedule. Assist Project Manager in establishing administrative procedures for the project – chart of accounts, schedule of values. Finalize any subcontract issues still pending.

         Participate in selection of project staff. Develop concept of the mix of skills/experience required by the project. From the candidates available, select the best person for each key position.

         Define and maintain that working relationship with the owner and subs which will best serve the interests of the Company on the project(s) and in the future.

         Provide general leadership to the project team. Keep abreast of all issues affecting the project. Be available to assist staff members when they require guidance. Keep key staff members informed on matters that affect their area of work, or that may have a general effect on the project.

         Take an active interest in the training/development of staff members. Establish O­ J-T programs for those who are in development positions, and/or show potential for future advancement. Be aware of training/educational programs offered directly through the Company which would benefit the staff member(s) and allow them time to participate in those programs.

         Assure that all Company policies and procedures pertaining to human resources, safety, quality, and other similar subjects are implemented on the projects.

         Cause all required reports to be submitted accurately and in timely fashion.

         

Keep the COO informed through regular reporting channels and others, as required, concerning the progress of the project and any issues that might affect the schedule, P/L- status of the project.

         Close out of projects. Finalize outstanding issues {c/o's, clams, etc.) with the

         Owner/Development Team and subcontractors/vendors. Request final payment from Development/ ownership; authorize final payment to subs and suppliers.

 

Construction Project Executive Required Experience and Education

         Graduate from an accredited four-year college or university with major coursework in construction science, engineering, architecture, or other related field and/or equivalent experience

         Minimum 10 years of experience renovating multi-family, wood framing, structural concrete, construction projects—

         3rd party general contractor experience

 

Construction Project Executive Skills and Specialized Knowledge

         Excellent communication skills.

         Capacity to motivate, lead and boost morale of the teams

         Advance knowledge of construction management processes, means and methods including solid understanding of mechanical, electrical and plumbing building systems and high end finishes

         Thorough knowledge of legal issues and safety standards is essential.

         Ability to plan and organize a team effort.

         Good client management and goodwill building ability

         Competent in conflict and crisis management

         Effective time management and logical decision-making ability

         Capacity to handle pressure

         Willingness to travel extensively across the construction sites

         Physical and mental fitness is a given

         Strong focus on quality

         Recent working knowledge and competence of Microsoft Office, including Outlook, Excel, Word, and MS Project

         Knowledge and experience in Procore or similar Project Management Software

         Maintain company confidentiality
